Contracts have fixed start and end dates. It is not possible to rent for a longer or shorter period or to terminate the contract early.

Multiple reservations are not permitted
Although you are encouraged to register an account with several housing providers,It is not allowed to request more than one room or studiowhen the reservation opens. If you have successfully applied for hosting, you are no longer eligible for hosting options for the same or other hosting providers. If you have more than one reservation, it will be rejected. The reservation being canceled is random. Expenses or advance payments are not reimbursed by the housing provider. The Campus USP 030 building is located in the Utrecht Science Park, close to various university buildings, sports facilitiesOlympus, restaurants and shops. Utrecht Science Park is easily accessible to the central station via a frequent tram connection and to the city center via a bus connection or a quick 15-minute bike ride.

Monthly rent
Monthly rental prices for private studies reserved for qualified new international master's students are approx. 545 euros excl. and 806 euros including mandatory service costs and supplies per month.
Rent subsidy
If you are 23 years of age or older and meet the individual requirements, Plaza's private student housing in the Campus USP 030 building reserved for graduate students is eligible for the government-regulated scheme called rent subsidy. This means you can potentially benefit from a cost reduction from your monthly net rent.Read moreabout this grant regulated by the Dutch government.

When you book a studio, Plaza will ask you to make the following payments via bank transfer within 24 hours:

Housing through the Qualified Undergraduate Student Reserved Housing Program is available for a fixed 12-month rental period only. Most Plaza contracts begin in mid-August 2023 and end on August 6, 2024.
Important:
- Because the rental period is fixed at 12 months, it is not possible to cancel the accommodation ahead of time, nor is it possible to extend your stay.
- If you are looking for accommodation for a rental period of less than 12 months, it is not possible to book this accommodation.
- The rental period does not necessarily cover an entire academic year. A program or course can plan educational activities after the end of the rental period.
- The tenant is responsible for rent payment throughout the rental period. If you arrive later in the semester, for whatever reason, the Plaza cannot postpone a reservation to a later date and you are still responsible for paying rent based on the contract start date.
Cancellation of the agreement with Plaza before the rental period is only possible under the following conditions:
- Your request to cancel the rental agreement is sentFor21 July 2023, no later than 20 July at mail Plaza
If you have a valid timely cancellation request, your deposit will be refunded minus the cancellation fee of 250 euros. In the event that you have an ineligible or untimely cancellation request or no-show after the start of the rental period, the rental agreement will be terminated and your deposit will not be refunded.

Paso 1:register an account
Prior to the reservation, it is necessary to pre-register on Plaza's website as a graduate student (free).The link to the entry form will still be here on May 2nd.Once you have registered, you will receive a message from Plaza within 2 working days asking you to activate your account.Recordbefore 20 May 2023 at 00:00. After the expiration date, it cannot be guaranteed that Plaza will be able to create your account in time before you order.
Paso 2:upload documents
Once you have activated your Plaza account, you can view the offers available to you and upload the following documents to your account:
► A copy or photo of your passport or ID
► A copy or a picture of your payment card from your current bank
► Your letter of (unconditional) admission to the University of Utrecht
No other documentation than the above is required.
Paso 3:Request accommodation
On 24 May 2023 at 9:00 Central European Summer TimeLog in to your Plaza account. Select an accommodation with the UU Master brand and submit a booking request. Offers are on a first-come, first-served basis and are not guaranteed. If you haven't uploaded your documents yet, you haveone hourto upload this to avoid automatic cancellation of your reservation.
Phase 4:wait for confirmation
Plaza will now confirm your eligibility with the University of Utrecht. Please note that this may take some time!
Paso 5:Make payments and sign contract
If you qualify for the survey, Plaza will send you the contract and payment instructions. To complete the booking, return a signed contract and proof of bank transfer (print screen)in 24 hoursIf you do not meet this deadline, your reservation will be cancelled.

The Willem Dreeslaan buildingIt offers private rooms. The apartments are mixed gender and the bathroom, laundry room and kitchen are shared with the apartment's other tenants.Rotsoord buildingsoffers private studio apartments with private bathroom, own kitchen and shared laundry room. All Xior homes are furnished with basic furniture.

If you are 23 or older and meet the individual requirements, it is privatestudies for one personin the Rotsoord building are entitled to the state-regulated scheme called rent subsidy. The private rooms in the Willem Dreeslaan building and the couple-friendly studios in the Rotsoord building (although single residents) arenot eligiblefor rent subsidy.

Applying for a Xior account is free. Only when you reserve an accommodation, when the reservation opens, you pay a non-refundable registration fee of 25 euros.
Advance payments
Once your reservation has been confirmed and approved by the University of Utrecht, you can complete your reservation by signing the agreement and making further prepayments via bank transfer within 24 hours:
- Non-refundable administration fee:75 euro
- one-time cleaning fee: 75 euros (Willem Dreeslaan), 115 euros (Rotsoord)

Paso 2:Request accommodation
- On 24 May 2029 29:00 CESTyou can log in to your Xior account (use a Chrome browser). Once logged in, select City: Utrecht and Resort: Willem Dreeslaan or Rotsoord. Availability is on a first-come, first-served basis and is not guaranteed.
- Select a UU Master-branded accommodation and enter the UU Master student's booking code:2324XIORMA. This code is not valid until May 24 and does not apply to housing reserved for different groups of students or schools.
- After entering the reservation code, you have 25 minutes to carefully read the details, chooseextra packages(optional) and submit the reservation request. You can leave the field for BSN empty, BIC* is a mandatory field. You complete the reservation request by paying a non-refundable registration fee of 25 euros via Paypallor credit card.
*BSN and BIC: BSN stands for a Dutch social security number. BIC stands for Bank Identification Code or SWIFT-BIC and is a specific code that differs from bank to bank. This code can be found on your bank's website.
Paso 3:wait for confirmation
Xior will now confirm your eligibility with the University of Utrecht. Please note that this may take some time!
Phase 4:Make payments and sign contract
If your eligibility is confirmed, Xior will send you the contract and payment instructions. To complete the booking, return a signed contract and proof of bank transfer (print screen)in 24 hours.
